Commercial EPCs
Energy performance certificates (EPCs) are now legally required for most commercial buildings when the properties are newly built, sold or leased.
Commercial EPCs grade energy performance on a scale from A-G (called the Asset Rating) similar to the system used for grading white goods e.g. Fridges, Washing Machines etc. The EPC Asset Rating is based on energy efficiency and the carbon emissions of a building. They are produced using standard methods and assumptions about energy usage so that the energy efficiency of one building can be easily compared with another building of the same type.
Buildings that need a commercial EPC are described as having a roof and walls and using energy to condition the indoor climate (i.e. has heating, air conditioning or mechanical ventilation). A building can either be the whole building or just part of a building designed or altered to be used separately.

When does an EPC need to be provided?
A commercial EPC should be provided to the prospective new owners when marketing or viewings take place and confirmation that it has been provided will be part of the pre-requisites requested by the Solicitors acting for the Purchaser or incoming Tenant. An Energy Performance Certificate is required when a building is constructed, sold, rented out or where modifications in its use have been made. Alongside the EPC certificate a Recommendation Report is provided that highlights potential energy saving improvements of the building and its services. The recommendations are ranked in order of their potential cost/benefit. A rating is also given showing what could be achieved if all the recommendations were implemented. It is optional whether the owner implements the efficiency saving recommendations but they have the potential to save energy and money. An improved rating will also provide a positive impression to potential new owners.How long does a commercial EPC last?
A commercial energy performance certificate (or Non-domestic EPC) is valid for ten years, or until the building is modified or its use changed substantially, in which case a new commercial EPC would be required.How to get a Commercial EPC
Commercial EPCs can only be produced by accredited Energy Assessors who are certified to provide EPCs for commercial property. Domestic Energy Assessors that provide certificates for Home Information Packs (HIPS) are not permitted to provide Commercial EPCs (unless they are certified for both) due to the additional complexity and scale of commercial properties.
